Rent To Own Or Leasing Art

Please share your experiences, if you have them
I'm looking for some basics guidelines for big commercial spaces.
I don't need info on contracts. Thanks in advance.

I was approached maybe three or four years ago by a start-up. They had other somewhat related businesses and background but not a gallery. Finally we decided not to go ahead. It just seemed a little flakey or I don't know one of the partners especially gave me the vibe that he thought he was going to make quick easy bucks and wasn't grounded into art. I think they lasted a year, maybe two. I knew a couple of people who did go with them and didn't get much if anything out of it. I think they underestimated the work and over estimated their ability to access the market.
