Simple rules...

There must be a verbose description. You don't have to write a novel but list an image of a covered bridge and the title is 'a red covered bridge' and the description is 'covered bridge'... This is not enough...
In my experience having longer descriptions pays off... (Based on over 2000 sales just here on FAA)
You must state in the title or the description with the state where the image was taken.PLEASE do not say I took it in New England... AND New England is defined as on of these 6 states: Vermont, New Hampshire, Maine, Massachusetts, Rhode Island, and Connecticut.
